Edinburgh Park to Expand into Southern Phase with Site Sale
17/03/08
Edinburgh Park is set to expand into its southern phase with the sale of a 1.28 acre site for the development of a large office complex.
New Edinburgh Limited (NEL), the developer of Edinburgh Park, announced today that the available site could accommodate an office development of up to 107,436 sq ft. The park developer recognises a growing preference for some large organisations to own, rather than lease, their office buildings and therefore has responded to this demand accordingly.
Pamela Grant, development director at NEL said: "West Edinburgh continues to benefit from an increasing demand for high quality office space, with easy access to Edinburgh, Glasgow and the central belt. Edinburgh Park offers both, making it increasingly attractive for larger businesses looking to relocate. We believe that the opportunity to purchase a site for development in the southern part of the park will be very attractive to a number of potential occupiers."
Toby Withall, Director at GVA Grimley, joint letting agents for Edinburgh Park, said: "In today's commercial office market we are seeing a growing tendency for large organisations to look to purchase and develop their own office buildings. The site available in our southern phase offers a prime location in the West Edinburgh area, increasingly recognised as a growing economic hub and vital to the future prosperity of the city."
In addition to the site sale, NEL proposes to submit two planning applications in the near future which will further develop the mixed use provision at the southern end of the park.
Edinburgh Park has numerous benefits available, including excellent public transport links, a dedicated railway station and planned tram stops close by. The West Edinburgh location is convenient for both the expanding Edinburgh Airport and access to the city centre and M8, and will also benefit considerably with the completion of line one of the Edinburgh Tram Project.
Edinburgh Park is home to more than 21 of the country’s leading blue chip enterprises which, collectively, are responsible for over 7,000 employees. The landscaped surroundings, strong transport links and range of amenities on-site make it an appealing choice for many companies.
Within the northern phase of Edinburgh Park, there remains 48,355 sq ft (4992 sq m) to let at 7 Lochside View, with suites from 7,990 sq ft (742 sq m). These are available to let on flexible leasing terms to suit a variety of size and staff requirements, with accommodation for up to 350 people and a further 150 parking spaces on site.
